The archaeological survey involved:
- a search and synthesis of historic mapping and Building Control Plans of the area;
- an examination of the exteriors and interiors of the buildings, in order to identify any features of particular historical or architectural interest;
- a rapid photographic survey of the exteriors and interiors of the buildings, including details of any features of particular historical or architectural interest.
The findings of the survey were as follows:
- The core of the buildings represent some of the earliest urban development of this part of Sunderland, all of the structures probably having been built in the late 18th/early 19th century.
- The westward shift of the commercial centre of Sunderland, and subsequent conversions of the properties, led to significant alterations to the original form of the buildings.
- Some original features survive on the upper storeys of 194-197 High Street West.
